If I were you I wouldn't waste my time or money with this company. Originally went to look at the property they had for rent 20 minutes away from their office When I got to the property none on the keys they gave me worked. Had to come back two days later to get the correct keys and look at the property. looked at the property they said was ready and it was not. it had bugs and desperately needed to be cleaned Which is okay I told them I wouldn't mind waiting for those things to be completed. filled out an application and was given a complete run around about the property I was currently living at. Janice the "rental manager" told me she would give me until the END OF THE DAY FRIDAY when I spoke to her on THURSDAY to tell her I had cash in hand.

I called while they were at lunch Friday and told them that everything had been settled and that I could bring the money up there that day. when Janice called me back she informed me that she had already rented the property that MORNING and they she had given me HALF of the day to hear back from me but some how that doesn't add up if she processed the other application that morning. Janice was EXTREMELY RUDE and spoke to me like it was her first day on the job and didn't have any customer service training. while I explained to her how upset i was that she would make me have a confirmed move out day with my landlord and would give me until the end of the day Friday and then call me telling me she had rented it. leaving me and my two year old child with nowhere to go because I was forced to have a set move out day before I could even put down a deposit. Janice had no concern in the world that she lied and put me in a terrible situation. When I asked to speak to the owner she stated that I was speaking to them and she would not continue to go back and forth with me because this was "my fault"

So many people warned me about this company before moving. I wish I would have listened. These people only care about the money and not your well being. DO NOT RENT FROM THEM BECAUSE YOU WILL REGRET IT. They are very unprofessional and they don't follow up with what they tell you. It takes them forever to come and fix things in your home and sometimes they won't even come to fix it.

The ladies in the office are amazing especially Breana! She was truly amazing and I adore her. Went to an office to see it. I fell in love with and was ready to rent it. The only reason why I didn't get the office was because I got scared away. Not by their doing but by someone trying to coming in. While I was viewing the office. The ladies handle it very professionally and called the cops to assure my safety.

I would like to think those ladies in that office. I am still out of an office but these women were amazing and I will continue to come by to see what they have. Sincerely, C. D.

Called and showed up to office about a rental, they said it was taken looked on the website a little over two weeks later and was still there. now usually rentals are taken down immediately after being rented. Hmmm not sure if they didn't want to rent that particular rental to me or if there were being a prejudice because I am black. My grandmother rents from them and they fix nothing at all! Also the women in the office are rude and act like they don't want to do their job.

Applied for an apartment and was told I would have to clear something up on my credit before she (Janet) could do anything with my application only to find out after I paid 629.00 to get it taken care of called back and she said my application was than denied and I didn't give the company I was renting from now notice and good thing I was smart because why would I when I didn't even know if I would get approved NEVER AGAIN!

Critical: Professionalism, Quality, Value DO NOT RENT FROM THEM! IF YOU DO TAKE PICTURES BEFORE YOU MOVE AND BEFORE YOU LEAVE BECAUSE THEY WILL CHARGE FOR THINGS THAT IS NOT TRUE! THEY DONT WANT TO FIX ANYTHING EITHER, SO LOOK FOWARD TO CONSTANTLY COMPLAINING.

Horrible place to rent from. They didn't fix anything on my move in inspection paper I turned in when I moved in. The landlord took the blinds before I moved in and then charged me for them when moving out even though they were never there and I have video dated the day I moved in where it shows no blinds broken windows and trash left in the yard and on the roof amongst numerous other things.

They never even fixed the smoke detector I only had one working one. Then 3x the heat went out. Complete crooks. Will be taking them to court. Because besides videos I have recordings from each interaction. I recorded my move out as well and these people won't provide my deposit. Beware because most of their property's are horrible and beware of 415 Newport drive. Next door are drug dealers that kept harassing me and I had to make numerous police reports for harassment.

This company is horrible. I was out of work due to Covid so I was late paying rent for the first time out of the year and a half I was renting there. They proceeded to give me any eviction notice which I took them to court & WON, but they gave excuses to why they want me out of the house and gave me another eviction. They are rude and unprofessional. Janice the front desk lady was extremely rude.

She hung up on me ran around questions and she also told me she didn't have to tell me anything after the courts told me I had to talk to them. No one knew anything when I called to ask no one notified me about the legal measures they took. I would not recommend this company to anyone. This was my first time renting and they gave me worst experience ever.

I'm very confused as to where all these five star reviews are coming from. My entire experience with this company has been unpleasant. The negative reviews, unfortunately, are correct. To start, the women who work at the front desk and answer phone calls are snobby and rude. To be honest, they made me dread going to pay the rent each month. Don't bother trying to be friendly to them, they won't return the favor.

The reviews with complaints about the security deposits are true. It is very sad when it is blatantly obvious that a company is trying to take advantage of their customers. After giving my 30 day notice and leaving my rental, I was sent a check for not even a third of my security deposit. I was a great tenant. Hardly any furniture (as I do contract work), put up no art or pictures, kept the house clean and tidy (not to mention having it professionally cleaned when I left the home), paid for yard maintenance multiple times in the short time I occupied the space.

In spite of my efforts these people have taken every opportunity to cheat me. The damages listed were absurd. Clearly, these people are crooked and accustomed to robbing people blind. Do yourself a favor and avoid these crooks AT ALL COSTS. THEY ARE PURE TRASH.

I would give these crooks zero stars if I could. PURE TRASH. The ladies at the front desk are rude snobs with no personality. They will make you feel like you don't know what you're talking about, and even when you prove them wrong, they are unapologetic and unpleasant. I'm not sure how they got hired to work here. Or anywhere for that matter.?

These people will try to rob you blind and charge you for things that clearly are not your responsibility. It's so obvious that these people are trying their best to take money from people and take advantage of any situation that they can. Believe the bad reviews. I'm relatively certain the good ones are only from people who work there.

After becoming a new client of Aiken & Company, I can now understand/relate to how I neglected my other agency, who provided my business insurance, how poor their service was, until a rep with Aiken & Co showed up at my office taking the time to explain not only their service capabilities, then went the extra leg and actually explained in detail how they could streamline the insurance policies required for my business, and since moving over to Aiken & Company, I will admit they came highly recommended from numerous referrals, and after my own research, I realized that Aiken & Co's longevity should be enough proof in itself, since they've been in business for over 100 years, they have a proven track record and my experience so far does not lead to any change in the near future.

Nothing but a great experience, if you need help Shelby at the front will be your best bet, very helpful and patient. Everyone complains about not getting their deposit back but if you follow the rules in the contract you will get it back, I got mine back and all I did was leave the 30 days notice and ensure the place was clean when I left. I recommend them to anyone who is a good Tennant.

Long time customer! This company has handled my insurance needs exceptionally over the past 7 years. They are very pro-active in finding the best rates for your Personal, Home, Auto. Avoid at all costs! They not only kept our entire security deposit, but actually charged us an additional $300 on top of it for completely ridiculous and unfounded reasons! Aiken and Company was all sugar and sweetness when we were looking to rent a house, but as soon as we had signed the 12-month lease, it was a totally different, and horrible, experience.

We received letters all the time about the state of our yard, with vague complaints on the bushes or lawn or leaves, threatening a hefty fine if we didn't comply in a matter of days. We would do our best to comply, only to receive another one a few weeks later. They made no sense. When we called the company to ask for more information on what we were doing wrong, they were completely incomprehensible and unhelpful.

My husband and I supposed later that they probably just sent out these threatening letters in a mass to all their current tenants. I know it's tempting to go with them, as there are not a lot of options in Florence, but you're better off taking your chances with an individual owner than going with this nightmare of a company!
