During the purchase of my home, I did not hire a survey because my company didn't require one. Unfortunately, it was found that my neighbor had a small portion of ownership over a corner of my driveway. All I needed was an easment written up in order to remedy the problem. However, this company decided that it was not covered, telling me that I should've had a survey done before on my own behalf.
On top of being neigh impossible to get ahold of, taking my money, and supposedly using the argument of "credit towards my buyer" to keep the money after I requested a refund for an insurance that is basically useless in the grand scheme of things the refused to assist me further. After days of paperwork, lack of communication, and terrible excuses I award them 1 star. I would go lower if I could and hope that people choose to put their business elsewhere.

I was assigned Stewart Title by PrimeLending. I could not be any happier with the service I received from them. Beth, Ben and Chrissy were extremely knowledgeable and helpful. There were a couple hiccups on my end but with their guidance I was able to overcome them. I have refinanced a few times in the last 25 years and never remember a title company so involved and helpful. Should I ever refinance again I will seek them out and recommend them at every opportunity. Thanks for making my ReFi happen on time and painlessly!

We used Stewart title for a property purchase last year and unfortunately it was a terrible experience. I could write pages about how the process was a mess that was riddled with errors, but I'll just share the most egregious few. 1. The escrow officer, Yvonne Chao, was a bit of an interrupter and could be difficult to communicate with. The seller was a sensitive fellow who required some patience to communicate with.
Not long after we started escrow, Yvonne had offended the seller to the point that I had to personally talk him out of breaking the contract and then I had to act as an intermediary between the two of them for the rest of the process since they both refused to communicate with one another. 2. The seller got divorced a couple of decades ago and there was some sort of old title issue when the property was deeded to the seller that required the ex to sign a notarized document consenting to the sale.
It took weeks for the seller to get in touch with the ex and for the ex to complete and notarize the form. After the notarized form was returned to Stewart Title, they informed us that they wanted their own notary to be the one to notarize the form and that it needed to be done all over again. They could have mentioned this in the first place, but rather delayed the sale for several more weeks while the ex went through the exact same process a second time with the notary that Stewart preferred. 3.
At the completion of the sale, we needed a complete legal chain of title for the lot to provide to the county as part of a building permit application. Shorty after closing, we asked Yvonne to provide the chain of title. Yvonne promptly handed us off to someone named Aaron Doty out of the Stewart Title office in Walnut Creek. Yvonne has never since responded to an email.
We have been trying to get Aaron to provide the correct document for over five months. Unfortunately, he rarely responds to email, even more rarely sends information, and when he does send info it is incorrect or incomplete. At this point we cant get a response at all. Lastly, it is worth mentioning that our realtor, who is an old timer, felt compelled to share her disappointment with Stewart Title at the completion of escrow. She isn't the type complain about the title company, but again, the experience was terrible for all involved.

This week I closed on my first home ever. I had no idea what to expect and the entire process was daunting for me. One of my best friends recommended that I use Carla Williams as my escrow officer because she had used Carla to buy her current home and the process had been much more smooth than past purchases. I was not disappointed. Carla was on top of everything and kept the entire process moving smoothly and organized.
Even my realtor was completely impressed and told me that her experience working with Carla was much better than normal. I HIGHLY recommend reaching out to Carla first if you are looking for an Escrow officer. You will be happy you did.

Great and efficient experience with Carla Williams at Stewart Title. Carla easily walked us through the escrow process and helped us close early. Overall, the entire process was efficient, affordable compared to competitor options, and Carla was very communicative and pleasant through the whole process. I would use their services again.

Very nice people but nearly impossible to get ahold of. Countless calls, emails and Voicemails gone unanswered for days. As a wholesaler, communication and a slight sense of urgency are key to keeping my buyers and sellers happy and I did not get either one. Had 4 contracts ready to go and decided to go with another company and even terminated the pending one to avoid an further hold backs on the closing process. Closing costs are $1500 min as well.

Carla made the escrow process simple and straightforward. She answered all my questions and was patient with me. As a nervous first time home buyer, I realized what it entails to deal with the process but Carla made it simple. Almost too good to be true honestly. Very responsive and organized. Carla Williams is amazingly knowledgeable, responsive and efficient. As soon as I was in escrow, she galvanized into action the loan escrow and closing process. She assisted in all aspects, reaching out to my bank members, mortgage officer and me to keep all of us moving. her staff notably Eva Sanchez also greeted me as a valued customer and friend.
I was so taken care of and celebrated in my home purchase. For closing, she was able to explain every single line item in great detail. A very difficult escrow to say the least. Lots of twists and turns through out, and then a 10 day close with a loan thrown in at the last minute. Carla Williams showed a quiet grace under pressure. She dealt with many unusual issues being thrown at her, of which, she was able to bring in a Chinese interpreter for Buyer's questions and document signing and facilitate international US Embassy Trust documents for the Sellers. Well done Carla!

I've purchased four homes in my life and have refinanced 5-6 times. I have never dealt with such a professional and thorough title company. In fact, I really didn't think they existed. Katerina (aka Katrina) Rosignuolo, the branch manager at this Stewart Title location, is a remarkably hard working and conscientious individual. Other experiences with title companies have started with a dialogue along the lines of: "we can be here all day if you really need to ask questions, or you can be a good home buyer and just sign whatever we put in front of you." The opposite was true with Katerina.
She took time to explain everything I was signing, and helped me understand the intricacies of each document. Further, she stayed well after her closing hours to ensure I hit my 14 day window to close escrow. I am so impressed with her! This location of Stewart Title is highly recommended.
